What a Danish rental contract should make clear

A rental contract should clearly identify the landlord, tenant, address, size, monthly rent, utilities, deposit, prepaid rent, start date and termination rules. If anything important is only promised verbally, ask for it in writing before you sign.

Many Danish rentals use a standard contract template with special terms added in separate sections. Those special terms are worth reading slowly, because they often cover maintenance duties, house rules, pets, subletting and renovation obligations.

Money: rent, utilities, deposit and prepaid rent

Check whether utilities are included in the rent or paid as aconto, which means an estimated monthly payment that is settled later. Also check when rent is due and whether the rent can be regulated.

Deposit and prepaid rent should be listed separately. Deposit is security for the landlord, while prepaid rent is usually used for the final months after a valid termination.

Maintenance and move-in condition

The contract should explain who handles interior maintenance such as painting, floor treatment and small repairs. At move-in, document the apartment with photos and report defects in writing within the required deadline.

Do not rely on memory. If a wall, floor, appliance or window is already damaged when you move in, make sure it appears in written communication.

  • Confirm the exact move-in date and handover procedure.
  • Ask how utilities are settled and when statements are sent.
  • Keep a copy of the signed contract and all payment receipts.
