Deposit and prepaid rent are not the same
A deposit is the landlord's security for potential claims, for example unpaid rent or damage beyond normal wear. Prepaid rent is rent paid in advance, often used to cover the final months after you terminate the lease.
The contract should separate deposit, prepaid rent, first month's rent and utilities. If the amount is shown only as one total, ask for a breakdown.
How large can the first payment be?
The first payment can feel surprisingly high to newcomers. In many private rentals it may include the first month of rent, deposit and prepaid rent. The exact legal limits and practical outcome depend on the contract and rental type.
Plan your budget before applying. A home with a monthly rent that looks affordable can still require a large amount before move-in.
Protect your money
Pay by bank transfer where the recipient can be documented. Avoid cash payments, pressure tactics and requests to send money before you have seen a contract or verified the landlord.
At move-in, photograph the apartment thoroughly and report defects in writing. Good documentation is your best protection when the deposit is settled after move-out.
